Coastal Property Management - POA property management

Coastal is responsible for common property only.  This includes the following:

  • Landscaping issues/requests
  • Architectural modifications
  • Termite control of clubhouse and gatehouse
  • Changes in occupancy (sales/leases)
  • Clubhouse issues
  • Clubhouse private event reservations
  • Clubhouse restroom issues
  • Clubhouse use [community events, board meetings]
  • Driveway issues
  • Fishing permits
  • Guest registration and parking permits (for guests staying over 72 hours)
  • Guest parking violations
  • Irrigation problems including sprinkler heads
  • Lake issues including fountain lights
  • Pet registration
  • Pool issues
  • Rodent control (outside)
  • Recreational court issues
  • Roadway issues
  • Streetlight issues
  • Trash issues
  • Violations of Rules and Regulations
  • Walkway luminaire issues

Coastal Property Management Login

Harbor Management - Condo I and Condo II property management

Maintenance fees and special assessments are paid by all homeowners through Harbor Management.  


Harbor is responsible for Condo I buildings (101 thru 205) and Condo II buildings (301 to 705). 

These responsibilities include:

  • Building termite control
  • Changes in occupancy (sales/leases)
  • Condo building exterior (fascia, stucco, paint, coach lighting)
  • Damaged drywall repairs as a result of casualty loss/insurance event
  • Roof leaks/issues
  • Unit pest control - interior - bees/insects/rodents
  • Walkway (sidewalk/stairway) issues
  • Waterline breaks (unit supply lines only)
  • Work orders (buildings only)


Please note:  Owners are responsible for plumbing, but are required to notify Association for all plumbing breaks/water intrusion in units
